Real estate lawyer in Ottawa

Main Post:

First time home buyer, so looking for a lawyer to help me navigate through the deed/title transfer, contract reading, etc. Anyone has any experience with one recently? And how much do they cost? Were they professional and actually answered all your questions? I have already had quotes from 1300 to 2000, so looking to see what someone elses experience has been.

Top Comment: Michael Abrams at Kelly Santini or Mark Habib at Habib and Associated. Your quotes are pretty much spot on. They’re both around $1,500 depending if you’re going SF or condo!

Hi, moving to Ottawa and need a lawyer to close on a house. Can anyone recommend a reasonably priced and reliable real estate lawyer 🙏

Top Comment: I have done a couple of purchase/sales with Mike Abrams from Kelly Santini. Best in the market.

Looking for real estate lawyer in Ottawa, please advise

Main Post:

I have tried to contact two of them for quotes, both of them seemed to have stopped responding to me.

I want a lawyer who can close a real estate deal, and provide advice about title insurance, etc.

I want a lawyer who can provide me the tools (forms, etc.) to represent myself as a buyer when making offers, and which clauses in that form I should use in my situation (I want a condition on inspection, etc.). So a fairly simple client I would think.

So I would appreciate any referrals.

Top Comment: She acts just like Martha. The photographic memory thing, didn't she say that in the show? If she really wants to be left alone. She should stop acting just like Martha.

Paying a lawyer instead of a realtor?

Main Post:

I am interested in buying a home in the short-medium term future. I am the type of person who does not like interacting with sales people. I would prefer to purchase a home without having a realtor.

I have a family friend who is a lawyer who I trust. Is it possible to make the deal myself, pay him his hourly rate for his service in taking care of the contract, and avoid paying a real estate agent what I feel is an oversized cut? Has anyone done anything like this? Thanks.

Top Comment: I can't speak to buying a home this way, but I sold my home this way. I used a flat fee MLS listing and a lock box I bought on Amazon. The flat fee MLS people had an app to schedule visits with. Had more than 20 visits and three offers the first weekend it was on the market. Closing was handled by a real estate attorney. I was out of state and did not attend. Went perfectly.

In need of real estate lawyer

Main Post:

I’m living with my boyfriend whom I want to split from. We own a home in CT, and I need advice/help how to get him out. Both are on the deed. In a perfect situation, I would remain living in the house and he would leave and be off the deed. The down payment was all mine, I’ve put more money into the house than him. I want him out.

Help me!

Top Comment: If he is on the loan the only way I can see this happening is refinancing with out him on new loan.

Real estate lawyer

4 people (2 couples) buying a forever home together. Please don't bother with telling me it's a bad idea, you can check my post history if you want to see how many people have told me that in the last few days. We are relatively young (19 + 19 & 22 + 26) but we have lived together for a minimum of a year at the current moment, with another 1 or 1.5 years before the move to add on. USA based, moving from KY to IL

Got advised to talk to an attorney about making a contract that accounts for breakups/divorces, death, any combination of us wanting to sell but at least one of us disagreeing, etc.

We are wondering:

  1. How long this process will take (ballpark), assuming we've discussed everything we think would be necessary for the contract and come to an agreement?
  2. Is there's anything you might advise to be included in the contract?
  3. Is there a point in getting a consultation with attorney in the state we live in when we will be moving to another state? We assume the contract will need to be written in the other state, so we would prefer a free consultation, but are obviously learning.

Thank you if you can answer this.

Top Comment:

  1. This would be a relatively long process. And one of the factors people often fail to consider is how much of the attorney's time you're buying. When you're Donald Trump hiring defense counsel, and you're going to keep them busy 50 hours a week for years, you get all of their time and when you want something you get it right now. In your case you're buying probably 20 hours of this person's time over a month or two and you're going to get responses when he gets to them.
  2. This is very hard to answer given that, as you've noted, the best legal advice here is "don't do this, it's a bad idea." Obviously you want very clear paths out in all the imaginable circumstances. But it is well and good to say "a party divorcing gets bought out" but what you can't do with a contract is make A and B, who have nothing to do with this divorce, have the money available to buy out C when the time comes.
  3. Hire the lawyer in the state where you'll buy the property.

so we would prefer a free consultation

People often misunderstand "free consultations." A free consultation doesn't tell you what to do. It tells you whether I think I can help you, how much my rates are, and how much time I think it will take.

Edit to add: don't leave out the polyamory part with your lawyer like you did with us.
